RENTAL REGULATIONS APPLICABLE FROM 01/05/2024

1. General Provisions
1.1. These Regulations specify the terms and conditions of reservation and rental services of apartments and cottages available at Dworek Wdzydze. As part of the rental service,
Dworek Wdzydze, hereinafter referred to as the Lessor, undertakes to provide the Client, hereinafter referred to as the Tenant, with a cottage or apartment, and the tenant
to pay the fee and comply with the rules set out in these Regulations.

1.2. Before making a reservation, the Tenant is obliged to read the Regulations. Making a reservation/paying for your stay is tantamount to accepting its content.

2. Tenant’s obligations during the stay in the facility and on the premises of Dworek Wdzydze

2.1. The tenant undertakes to use the cottage or apartment exclusively for tourist or recreational purposes and may not sublet the apartment or give it for free use to any third parties.

2.2. In the entire Dworek Wdzydze complex, night silence applies from 11:30 p.m. to 7:30 a.m.

2.3. Playing music from any type of loudspeaker is prohibited.

2.4. Organizing any kind of event without the consent of the Lessor on the entire area of ​​Dworek Wdzydze is prohibited. In the event of a breach of the ban on organizing events, the Lessor reserves the right to immediately terminate the Reservation, without the obligation to refund the costs for the unused
time of stay.

2.5. In the event of disturbing the peace of other Guests of Dworek Wdzydze (Art.51§1.KW Disturbing the peace is an action or behavior that disturbs the peace of other
people, causing negative emotions. This may be noise, shouting, loud music, but also other behaviors that interfere with others’ normal
functioning) the Lessor reserves the right to immediately terminate the lease agreement with immediate effect, without the obligation
to refund the costs for the unused stay.

2.6. Dworek Wdzydze is divided into two zones. The zone of silence and relaxation and the zone of games and fun (Plan Dworek Wdzydze). All games and fun are allowed only in the Playground zone, so as not to disturb guests wishing to relax in peace and quiet.

2.7. Smoking tobacco, pipes, cigarillos, stimulants, e-cigarettes, etc. is strictly prohibited in the house or apartment. In the event of non-compliance with
the prohibition, the Landlord may charge an additional fee of PLN 1,000 (ozonation and others), which does not limit the Landlord’s right to demand
compensation on general terms. Each cottage and apartment is equipped with a smoke detector, and its unjustified activation will result in calling the
fire brigade, which entails costs that will be charged to the tenant.

2.8. The tenant is obliged to properly secure the cottage or apartment, which is understood as carefully closing the entrance door and windows
every time it is left and carefully storing the keys so that unauthorized persons do not have access to them. It is forbidden to take items from the cottage or
apartment. The tenant is obliged to take care of the rented cottage or apartment, including turning off unnecessary
lights, turning off the water, not tearing down information posted in the cottage or apartment.

2.9. The tenant is obliged to maintain and return the house or apartment intact, apart from wear and tear resulting from normal use.

2.10. In houses and apartments it is strictly forbidden to throw any hygiene products such as diapers, pads, tampons, panty liners, wet wipes, cotton pads etc. into the toilet, as the sewage is discharged by a pressure pump. The above hygiene products should be thrown into the container for mixed waste.

2.11 The tenant of the cottage or apartment is obliged to dispose of BIO waste in a special container in the cottage or apartment and then in a dedicated BIO waste container located outside the building.

2.12. The tenant is obliged to pay special attention to the proper maintenance of all sanitary, household and electrical devices, in particular those
that affect fire protection regulations. The tenant may not use any devices powered by electricity,
that are not part of the equipment, except for: a computer, a razor, a phone charger. Excessive electricity consumption (8 kWh/day/cottage)
will result in an additional fee of PLN 3 per kWh.

2.13. The tenant is responsible for the actions and omissions of all guests staying with him in the house or apartment, as for his own.

2.14. People visiting the tenant in the Dworek Wdzydze complex are obliged to leave the complex by 11.30 p.m. at the latest. The Tenant takes full responsibility for his visitors during their stay.

2.15. The Lessor or another person designated by him has the right to enter the cottage or apartment in order to repair a fault or in the event of a reasonable suspicion that the Tenant is violating the provisions of the Regulations.

2.16. The landlord is not responsible for items left in the house or apartment. Any return of lost or found items is possible solely at the Tenant’s expense.

2.17 Bicycles may only be stored in designated areas or in car parks.

3. Pet stay

3.1. The stay of any animals in the cottages and apartments as well as on the entire premises of Dworek Wdzydze is strictly prohibited, and failure to comply with the ban will result in immediate termination of the contract, without the obligation to refund the costs for the unused time of stay and without the right to any compensation, as well as the Landlord charging an additional fee of PLN 1,000 for cleaning and disinfection.

4. Reservation

4.1. You can book a cottage or apartment in the following ways:
• Using the booking form available on our website;
• By phone: + 48 793 331 531 from Monday to Friday from 9:00 to 18:00;
• To the e-mail address: kontakt@dworekwdzydze.pl;
• Using the booking.com portal cooperating with Dworek Wdzydze

4.2. All payments are only possible to bank account no. 30 2490 0005 0000 4000 4654 9025 at Alior Bank.

4.3. Confirmation of the reservation is a prepayment in the form of a deposit of 30% on the day of booking. The remaining amount is payable no later than 1 day before the planned arrival. Failure to pay the deposit will result in cancellation of the reservation. The deposit is non-refundable, however the reservation can be moved to another available date agreed with the lessor.

4.4. A change of arrival date not agreed with the landlord, no-show or early departure does not entitle to a reduction in the cost of the stay or any refund!

4.5. The confirmation of the reservation is a return message from the Landlord in the form of an e-mail. We do not accept payment cards and we do not accept cash.
We do not accept tourist vouchers.

4.6. In the title of the transfer, please provide the following information:
• Contact details for the invoice (name and surname, phone number, address, e-mail address, and in the case of a company, Tax Identification Number).
• Date of stay (date of check-in and check-out);
• Number of people in the cottage or apartment, with the proviso that it cannot exceed the permissible number of people indicated in the offer, unless this has been agreed with the landlord.
• Selected cottage or apartment number.

5. Check-in and check-out

5.1. On the day of commencement of the stay in accordance with the Reservation, the rental day begins at 4:00 PM and ends at 10:00 AM on the day of termination of the stay in accordance with the Reservation.

5.2. Check-in takes place in the presence of the landlord or a person designated by him between 16:00 and 19:00. For arrivals after 19:00 an additional fee of PLN 50 will be charged.

5.3 Any damage to the cottage or apartment that was not caused by the Tenant must be reported to the Landlord on the day of commencement of the stay in the form of photos sent to the telephone or e-mail address.

5.4. If damage is found during the Lessee’s stay, the Lessee is obliged to cover the repair costs in full.

5.5. The day before the end of the stay or earlier, the Tenant notifies the Landlord of the intention to leave the cottage or apartment (preferably the time of departure)
in order to return it to the Landlord. Failure to comply with this rule may result in the preparation of a unilateral handover protocol
by the Landlord and, in the event of damage caused by the Tenant, charging the Tenant up to the amount of costs incurred by the Landlord,
related to restoring the cottage or apartment and its equipment to the condition on the day the rental commences.

5.6. The Lessor reserves the right to refuse to hand over the cottage or apartment and cancel the Reservation without refunding the costs incurred in connection with the reservation by the Tenant to persons under the influence of alcohol, intoxicants, behaving aggressively or posing a direct threat to other persons and property. The Lessor may also refuse (without refunding the costs incurred in connection with the reservation by the Tenant)
to hand over the cottage or apartment or terminate the lease agreement during the stay if there are persons in the cottage or apartment
who violated the Regulations during the previous stay and the lease agreement was terminated with them, including if they have unpaid payments.

6. Additional services

6.1. The Tenant may order additional services according to the price list:
• Bed linen and towel change service (the price of accommodation includes the change of bed linen and towels after the planned stay) – the price of the additional change is determined individually depending on the number of guests. The date and time of the service must be agreed no later than one day in advance and confirmed by the Landlord;
• Additional cleaning service during the stay. (The Tenant is obliged to maintain order during their planned stay using generally available means) – additional cleaning service during the stay.
• Kayak, water bike, rowing boat and bicycle rentals.
• Firewood for the fireplace 15 kg of beech wood + lighting kit

7. Zasady korzystania z kominka

7.1. The fireplace is intended to be fired only with wood purchased from the lessor (15 kg of beech wood + lighting kit).

7.2. Do not load too much wood into the hearth, and the air supply should be reduced so that the first fire is not too intense.

7.3. The temperature in the fireplace should be increased progressively so as not to cause too rapid thermal shocks, which could damage
(crack) the fireplace shell and internal elements, as this will be considered damage caused by the client to the property. In the event of
such damage, the tenant will be charged for repair or replacement, if necessary.

7.4. It is forbidden to use pressed wood, briquettes, pellets, coal or its derivatives, as well as to throw in any garbage, e.g. foil, paper, newspapers
and the like. It is also forbidden to bring wood from the forest.

7.5. It is prohibited to use the fireplace for grilling.

7.6. It is prohibited to use the fireplace for grilling.

7.7. If it is necessary to use fire protection agents, they should be used in accordance with the instructions for use. Their unjustified use will result in additional costs.

8. Rules for using water equipment and bicycles

8.1 The use of water equipment owned by DWOREK WDZYDZE is exclusively at ONE’S OWN RISK. The user of water equipment bears full financial responsibility for the equipment entrusted to them (theft, destruction, loss). The returned equipment should be in an intact condition, enabling its reuse.

8.2 Any irregularity, such as a collision with another unit, equipment overturning, leaks or damage, must be immediately reported to DWOREK WDZYDZE.

8.3 Minors may use water equipment only under the supervision of adults, who are fully responsible for their behavior, safety and any damage.

9. Responsibility

9.1. The Landlord is not responsible for any inconveniences caused during your stay, related to:
• Construction or finishing works carried out on or off the premises.
• Interruption of the supply of utilities, e.g. water, electricity, TV signal or Wi-Fi, for reasons beyond the control of Dworek Wdzydze;
• Noise from neighbouring properties.

9.2. The Lessor shall not be liable for any loss or damage to vehicles or other property of the Lessee caused by third parties or force majeure such as wind, storm, hail, fire, or voltage located on the premises of Dworek Wdzydze.

9.3. The Tenant is liable for any damage caused by their actions resulting from the use of attractions located on the premises where the Tenant rents a cottage or apartment or in designated areas such as playgrounds, playing fields, etc.

9.4. The Tenant undertakes to supervise and bear full responsibility as a guardian or parent for minor children staying within the entire Dworek Wdzydze complex as well as in the shared area, in particular those using the playground, playing field, etc.

9.5. The use of equipment located on the playground, playing field, etc. is at the sole risk of the persons using them or having care for them. The Landlord is not liable for any damage caused in connection with the use of the above-mentioned. devices.

9.6. The tenant is obliged to immediately report any damage caused by him/her during their stay and to immediately cover their
equivalent value. The tenant is also fully liable for damage caused by persons staying with his/her consent or knowledge in the cottage or
apartment. If the damage makes further rental impossible, the tenant is additionally financially liable for each day excluded from
rent, in the amount of twice the current price for the cottage or apartment.

9.7. In the event of failure to return the cottage or apartment after the end of the reservation, the Tenant is obliged to pay twice the current price for the given cottage or apartment, specified on the website www.dworekwdzydze.pl, for each day after the end of the reservation.

9.8. W przypadku, jeżeli szkoda przekracza wartość zastrzeżonej w niniejszym Regulaminie kary lub opłaty dodatkowej, Wynajmujący uprawniony jest do żądania
odszkodowania na zasadach ogólnych.

9.9. In the event of an unjustified call by the Lessor or another person indicated by Him to the rented house or apartment, an additional fee of PLN 300 will be charged, which will be collected by the Lessor or a person indicated by Him on the day of departure.

9.10. The tenant using the cottage or apartment is strictly prohibited from lighting a grill on the wooden terrace adjacent to the cottage or apartment. Grilling is permitted within 2 m of the wooden terrace and only if it does not disturb other guests.

9.11. Unjustified use of fire protection measures, e.g. a fire extinguisher, will result in additional costs incurred by the Tenant.

9.12. Entering an area fenced with a pole fence or an area where there is a “No Entry” sign is strictly prohibited.

10. Complaints

10.1. If any irregularities occur, the Tenant has the right to submit a complaint within 14 days of their occurrence. Complaints should be sent in writing to the address of the Lessor or by e-mail to the following address: kontakt@dworekwdzydze.pl

10.2. The complaint will be considered within 30 business days of its receipt. The Tenant will be immediately notified of its consideration by registered mail or electronically to the appropriate address indicated in the content of the complaint.

10.3. To pursue claims in court, the court competent for the seat of the Dworek Wdzydze apartment complex is the District Court in Gdynia.

11. Contractual penalties

For violating the terms of the agreement, the landlord may charge a contractual penalty of PLN 2,000
